Located in the Junction neighbourhood in Toronto, this minor variance application obtained approval of a new walk-up apartment building with 14 family-sized units. Although an apartment building was already permitted on this property, several aspects of the zoning by-law were required to be changed to provide adequately sized units for families. Due to the transit-oriented nature of the neighbourhood and providing additional bicycle parking spaces than required under the Zoning By-law, Design Plan Services Inc. successfully argued that the elimination of visitor parking spaces was appropriate for the site and the scale of the proposal. These family-sized units will be a valuable addition to the city’s housing stock, addressing a crucial need in our community.

Design Plan Services Inc. was retained by the owner to work with City and obtain approval for 6 variances. The application was approved by the City of Toronto COA on March 20th, 2024.
